Product Development Manager (Phuket based)

Reporting to Project Director.

Documentation & Records Management

1. Manage and maintain project documentation filing system.

2. Documentation and distribution of meeting records.

Design Management

1. Manage design consultants to develop the villa designs that meet the requirements from sale & marketing team. To ensure that the villa designs meet the development criteria in terms of regulation, development conceptual scheme, building area, cost control, villa management requirements and construct-ability issue.

2. Manage Assist sale and marketing team to provide design materials upon the request from the prospective customers to provide villa type and plot locations during the quotation submission phase to the customers.

3. Upon the villa customization request from the customer, provide initial design adjustment in order o communicate with the customers and obtain confirmation, prior to the engaging the design consultants.

4. Provide design for in-house projects and to coordinate with the estate management team to deliver the in-house projects until the completion.

5. Review design to ensure compliances to development objective and operation requirements.

Procurement Management

1. Assist with preparation of Request for Proposal document.

2. Project contractual documentation work such as contract, Letter of Intent, Purchase Order.

3. Project procurement coordination to obtain quotation, comparison, evaluation and recommendation.

4. Contract management and payment administrative work for payments to design consultants, contractors, suppliers upon approval by the project director.

Program Management

1. Review program of consultant and construction team against approved program.

2. Update and modify milestone programs in accordance with management directives.

Construction Management – Upon assignment, to provide support for construction management work.

1. Daily site management work to ensure that the construction works are delivered as per the contract requirements on the aspects of design, specifications, schedule and quality.

2. Coordinate between design consultants and contractors to clarify the design issues from the construction work.

3. Provide report on construction progress and recommend solutions to resolve the issues that impact the construction works.

Design Consultant Contract Management

1. Assist with monitoring and recommendation of consultant fee claims against the work Completion as per the payment schedule in the contract..

– Must have a Bachelor’s degree in Architectural Design or equivalent experience.
– Excellent written and verbal communication skills in English.
– Excellent organizational and time management skills with an appropriate sense of urgency.
– Ability to multitask and manage multiple projects on an ongoing basis.
– Able to work and coordinate well with other teams.
– At least 4-5 years of work experience in real estate sales.
